Which Home Improvements Pay Off?

In just a few short months, I will be moving back to our house in Olathe.  This frightens me.  Why you ask?  Because we have had renters in our house for the past two years.  YIKES!  I have never met them before, but I'm sitting uneasy to the fact that there are 3 adults, 2 children, and 2 dogs living there!  Oh my beautiful house  :(

We tried to sell our house prior to moving out of the country but were unsuccessful.  We came close twice, but still... unsuccessful.

You can imagine what we'll walk into:  holes in the walls, landscaping un-kept, dirty carpets... the list goes on.  Our deck had to be repainted while we have been away.  This was something that Jeff and I had wanted to do for a while now.  Have they kept it looking nice???

Other than general uncleanliness, there are things prior to us having renters that we simply wanted to do or I should say NEEDED to do in order for us to sell.  I can't help but feel that we would have sold it had we spent a little bit of money and done some simple home improvements.

I myself have have never done any type of home improvement but that doesn't mean that I don't want to.  I plan on digging in as soon as my husband and I find a home that suits us better than the one that we currently own.  Right now I plan on hiring a company to do the painting.
